I'm interested if Hawthorne responds. It seems to me that they hesitated and the other properties around them beat them to the punch. The whole strip center around the corner got a face lift, with Fresh Market replacing Food Lion and AtHome replacing KMart. As you said, Sitar is doing better than ever in the new location. University Marketplace needs a solid anchor and I think that's going to be tough to find.

A quick drive around the old South Square area tells you what the anchor should NOT be: anything auto related and more office space. Even the grocery store is a hard sell now that Harris Teeter pulled out of Homestead (near 54 & Fayetteville Rd) - that seems like a much more attractive option for a new South Durham grocery store.
