It doesn't surprise me that the Warehouse could not survive. What does surprise me is how dull the proposed new building is. The architect was basically asleep; this could be in Cary and that is a serious mistake. Either make the building much funkier and/or build a "green / eco" building that we can all be proud of. Mixed use with ground floor retail is an important feature, but they could have gone much further to make this something for that part of town. (Also note that a new building like this will have high rents, by design, and that will not allow small funky Durham businesses to locate there. That is the whole nature of slow gentriication... first the urban pioneers come and stablize things and then the chains come next. That is unstoppable. Read your Jane Jacobs.)

saw him on his last tour at the Cradle; a wonderful show and a very small crowd; maybe 50 people; he was very friendly and the sound was sweet, especially his guitar; highly recommended
