      <![CDATA[If you want to achieve an average neighborhood-wide density of 30 units / acre, without also demolishing and redeveloping the single family neighborhoods that weigh in at 4-10 units / acre, you have to allow higher density along the main commercial corridors like Oberlin or Hillsborough. If you leave 75% of the neighborhood untouched at 10 units per acre, and redevelop the rest at 100 units per acre, then you have an average of 32.5 units per acre.

      <![CDATA[Bob, I'd say you're far too optimistic on the walkability draw of shopping centers and far too pessimistic on the rail plans. <br>
<br>
Shopping centers are destinations that are once a week at most for most people, and their employment density really isn't that strong.

      <![CDATA[The Bogota system is indeed wonderful; it may be the gold standard for BRT in the world. It is interesting how BRT seems to have really taken off more in South America than anywhere else.

      <![CDATA[While I agree that boosting bus service first is a good plan (and don't forget the transit plan calls for a doubling of bus service before commuter rail or light rail), I would take issue with one thing you said:<br>
<br>
"...our #buses plan can throw off the same level of redevelopment en route that a so-called fixed guideway (a light-rail or streetcar line) would."<br>
<br>
This just hasn't been true anywhere to my knowledge. It's one of the main selling points of fixed guideway systems.

      <![CDATA[Luckily the number of vehicle trips per hour generated by the new apartments on Oberlin will pale in comparison with the traffic already generated by the Cameron Village shopping center.<br>
<br>
I think, if we're really serious about transit, under no circumstances should we ever stop approving dense developments in the right locations because of traffic. (Cameron Village is a "right" location.
