      <![CDATA[I also rode the train between the 2 cities recently. It arrived 30 minutes late from Charlotte which is understandable given the construction going on at the Yadkin river.

      <![CDATA[excellent story, tho fact checking I would point out that the 11:45 Raleigh to Charlotte train originates in Raleigh, it is the 4:50 pm train that starts in New York.

Thanks for the info. You are probably right that it is an under-served market, but even then, having done research and marketing in the past years, if 15% of people say it would be their first pick in theory, it will be smashing success if 10% actually follow through with their checkbooks.

Thanks for saying I'm better than that, "that" being a gentrifier. My point, of course, is that we've skipped over a whole lot of industrial dirt on the eastern edge of Durham in order to build Durham's suburbs out there where the farms used to be.

      <![CDATA[@Apex Rich -- it was several years ago that I heard a real estate developer say this, and a lot has changed financially since then, but my impression is that it's still quite true. That is, while the "dense urban" residential market is relatively small by most measures -- some estimated that probably it would be the first pick of about 15% of the residential market -- it is far and away the most underserved portion of the market in the Triangle.
