First, I know as a fact that the developer has committed to the largest retail space being 75,000 square feet.

I like the idea of SDD making commitments to traffic calming measures in Chancellor's Ridge - I bet that CR residents would appreciate that.

The traffic impact analysis shows that traffic on 751 South will increase by over 300% because of the development. That's a fact.

You really think that if you're driving in one of the 30,000+ cars trips generated by 751 South that you won't figure out the short-cut through Chancellor's Ridge?

I live in Chancellor's Ridge and am not familiar with any significant "cut-through" traffic. Anyway, how would one know if a car is a "cut-through" car or a property-owner, visitor, or business-person/repairman?

I think now's as good time as any to look into what zoning actually is and what a rezoning means from a technical point of view.

Zoning is essentially a restriction on development rights for real property (ie: land). Zoning regulates the use of land and can place restrictions including the use of land (residential, commerce, etc.) and the intensity of development (height, units per acre, etc.).

Chancellor's Ridge already has a major issue with cut-through traffic and speeding. Even if only 1% of the 30,000+ new car trips generated by 751 South cut through CR (to avoid, say, the congestion when 751 will go back down to two lanes north of Stagecoach), that's an extra 300 cut-through cars a day.
