      <![CDATA[Also, I have "some food for thought", shall we say?(That is, if anyone will still be reading this thread on this issue) ---- What the heck is the point in living in a "charming, quaint, old neighborhood, when its residents are in disharmony and fighting one another?" If in accomplishing the goals of "quaint set" (those who may be channeling their envy, besides showcasing some real and legitimate concerns), neighbors become in a constant state of strife and disharmony, no laws addressing the topographical and geographical concerns of these folks, will bring them the psychological, and emotional perks of living in such neighborhoods.

      <![CDATA[I think it is unwise in so far as timing for us to be now concerned with overbuilding -- particularly since we are inching towards a SOFT DEPRESSION (if we are lucky; I actually do not think we will be) and property values are coming down and will continue doing so to a great degree!!! The time to have cared about the issue was 2 years ago; now, it would be, actually, fortuitous to have property values increased or maintained due to overbuilt homes!!!!

    I honestly do not know what the City would consider consensus regarding designation as a historic district, but I am certain that much better than 51% would be necessary. I would speculate that the number would be closer to 100% than to 51%.

Certain criteria must be met as to the historicity and intactness of the area, but if an area is already a National Register historic district, that shouldn't be too difficult.

      <![CDATA[As Roanoke Park is a National Register Historic District, the neighbors may want to consider having it declared a City of Raleigh Historic District, and put under the authority of the Raleigh Historic Districts Commission. While the Historic Districts Commission cannot prevent a house from being torn down, it can impose a 365-day delay on demolition if the house is a contributing structure to the district, i.e. it is not later infill.

      <![CDATA[Bob has expressed clearly the problem. On my street, because of the arrival of the luxury manor that does not fit in, we have gone from having older houses that could continue to be bought at good prices for very creative renovations, to having a street of what looks like sitting ducks, waiting for the buyout.
